If you like to be right in town, then the Mary Jackson Subdivision is it!  Minutes away is a shopping center that offers a grocery store, hardware, gifts, a post office, a liquor store, a gas station, kayak rentals and the island's Chamber of Commerce.  Here you are not far from the harbor, boat launch, school, diner or the clinic.  Klawock has one of the milder winter climates on the island, and is framed with spectacular mountain and lake views.  

Almost all the lots in the Mary Jackson Subdivision are 100' x 125', or 1/4 acre in size.  All have water, sewer, refuse, electricity and city maintained roads.  Most lots have wireless phone service, although some have access to land phone lines.  Properties are in the Klawock City Limits, are zoned for medium residential density (allowing up to a triplex), and require a city building permit (presently $15).  Some lots require a Corps of Engineers permit for wetlands development which can take about 30 days.  Lot prices do not generally include the remaining balance of assessments for utilities, originally approximately $3,500, payable at $21 per month.   Up-to-date assessments should have a remainder of approximately $1,400.  A new buyer will usually assume the balance of assessments at closing, but this is negotiable. 

The subdivision contains a variety of homes: stick-built, modular and mobile homes (mobile homes must be at least 10' wide and 30' long).  The soil is generally a silt/gravel/clay mixture overlain by 18'' to over 60'' of overburden.  Developing a driveway and building pad can run from $9,000 - $30,000 - depending on the lot, the design and the developer, most of the cost involves bringing in rock fill.

If you are looking for convenience then this is it!  All utilities are to the lot, there is easy road access, and just minutes to the store, post office, school and boat dock.  The river is a short walk, with a nice path and great fishing and lots of places for the kids to play.  Where else do you want to be?... This is a nice and easy way to start your Alaskan home, a great first home builder's property.  Alaska can be tough so make your learning easier!  Did I mention that Klawock has a great winter climate?  We love Klawock!
