Great opportunity!
$975,000
- Wood Products Manufacturing Enterprise
This is a tremendous
business and lifestyle opportunity!!!
Visitors enjoying the recreational opportunities of
Prince of Wales Island
often tell us “We love it here! But we have to go back
to our jobs…” It’s difficult enough to find jobs in
areas such as this, and even more difficult to find a business opportunity
that affords a living way beyond a job!
Here’s your chance to stay on in our pristine area,
owning a business that thrives on the island’s renewable natural resource of
timber, and to hunt & fish & boat whenever the thought strikes.
Let me paint you a
picture:
Prince of Wales
Island... The third largest island in the United States, covered with
temperate rainforest, red cedar, yellow cedar, spruce and hemlock, top
quality timbers.
A local forest service
who wants to help local businesses, hundreds of acres of state land and timber sales,
lots of top quality wood available at good prices...
A blossoming tourism
industry, lots of people moving up from the lower 48, retirees and those who
want to "get away from it all" or who want to get away from hot summers.
People who want to live their dreams of fishing, hunting and enjoying the
wilderness. People who want a cabin in the forest, the Alaskan
Experience...
And here is your chance
to give it to them!
Wood Products
Manufacturing. Top of the line equipment. A top quality product.
A mill that is set up so well that National Geographic has been out to film
it and bus loads of Forest Service workers visit it as a prime example of
how a mill can be run. A mill
with the potential to provide a wide area with cabin packages, log siding
and lots, lots more. And
this is your chance to step into a top-of-the-line set-up, and tap into a
blossoming market. We think it is a real money maker. Look into
it for yourself and you will see why.
Wood Products
Manufacturing is located on 7+ acres in Goose Creek, just off the main
highway system near Thorne Bay.
It is a developing wood products
manufacturing enterprise, and includes a sawmill, a state of the art plant,
and a residence.
The
sawmill assures the manufacturing plant of a regular supply of quality wood
for producing cabin logs for cabins and homes, as well as interior &
exterior siding and decking.
The plant is capable of producing
a range of products, including the very popular 6x6" D-Log.
The
sawmill is set up for a one man operation, though two workers make it
easier. And there’s plenty of quality timber available!
In fact, visitors constantly comment on the
high quality of the
island’s wood, compared to what they get in the Lower 48.
The mill can produce 4,000 board feet of product per 8 hour shift.
The
manufacturing plant is one of only two on the island that produces
kiln-dried wood, economically using waste wood in an outdoor furnace that
also heats the 6” concrete slab in the 7800 sq. ft. plant.
Add the only Pinheiro 1000 planer, matcher, molder in
SE Alaska, and the resulting product stands alone in its class
in quality. It is only 7 miles from weekly barge
shipping to anywhere in Southeast (or elsewhere). This
is a one or two man operation. Each of the two kilns can
dry up to 12,000 board feet per load, with an average of 10 days to dry.
The planer can plane 6,000 board feet per hour. All the
equipment is in top condition, new or very close to it!
Regarding timber availability, kiln-owners are eligible for preference
bidding on timber sales. For a plant such as this, timber
can be purchased under non-bid, negotiated contracts with the government.
The on-hand current log inventory estimated at 650,000 board feet.
If
you want to be involved in a quality product, you won’t find a better
opportunity at this price in Southeast Alaska!
Details
and pictures follow, but you should be aware that the owner is motivated to
sell and willing to work with a purchaser to assure success.
There’s no blue sky here, just asset value! Plus
owner-financing on some of the purchase price to a qualified buyer.
The
ongoing purchase of Southeast Alaska
properties for summer recreational purposes provides a ready market for
these log cabin products.
And you can do it! Or
so the owner says... He thinks that anyone with good carpentry skills
could do it, but we feel he is underrating his abilities. Apparently the machines do most of the hard work themselves. You
mainly just have to coordinate it.
Anyway, we really think it is
a fantastic deal. From our real estate perspective we see a big need for
this sort of business on the island. And here it is!
