Hollis
Just gorgeous...
$450,000 - Over 400 ft waterfront, 3 acres, Stunning Home,
2 cabins, shop
This upscale home could be your
luxury getaway or retirement cabin. With a gorgeous, cedar-sided
home, 2 cabins, a large shop, covered parking and lots more.
The most
delightful thing about this property is that it feels so private.
On a large 3 acre lot, the home is well placed and you cannot see any
neighbors. With over 400 ft of waterfront on one side and state land
on the other, it feels like you have the whole bay to yourself. Watch
the tides ebb and flow right off your front doorstep, the owners told us
that they see salmon and seals swim right in as well!
The home
is nearly new, and beautifully finished with timber accents, an arched
ceiling and huge windows that display the tremendous view. The view is
something to dream about, gently curving inlets framed by mountains on the
horizon. You can watch the view from the spacious decks outside the home, in
the open-plan living/dining room, the kitchen, or even from the loft
upstairs.
The home has 2 bedrooms and two bathrooms. One
bedroom and bathroom are on the lower level with an open-plan living/dining
room with adjoining kitchen. Upstairs is a private loft study area
with another bedroom and bathroom. The loft is the perfect place to
study or let your kids play, the area is open and sunny with great views,
but any mess is hidden from sight! The home is
well set out and feels warm, comfortable and quite luxurious. Everything here feels of high quality: the home is built on a vented
concrete perimeter foundation and has a metal roof, heat is by either a
monitor oil stove or a wood fireplace (a brand new, high end catalytic wood
stove is about to be installed), high-quality nearly-new appliances,
double-paned windows and high end composting toilets (they look the same
as regular toilets but use much less water.) The home has power and phone, a rainwater
catchment system and a septic and composting system installed. There
is a laundry and storage room at the back door of the house, a convenient
entry room for rainy days.
The shop and
covered parking are located on the top part of the property, quite private
from the house. The shop is a dream for any handy person - at 24' x
32' there is lots of space to play on a rainy day! Power is nearby but
not connected and it is not insulated. The car/boat port is high and
measures 24' x 31' - spacious enough to park a car or boat and it will keep your
firewood dry. There is a lot of extra parking here.
It is a short walk from the parking area to the house.
On the way you will pass the studio
apartment, a small, one room apartment right on the waterfront.
Built in 1978 as a boathouse, guests will love this cute apartment. It
has glass doors opening out to the waterfront and a big window. There
is a small kitchenette (water is not connected) and a separate room with an
incinerating toilet (no shower).
Next to the house is also a
tool shed, conveniently
located for all those extras.
Last but not least is the
cabin. Built in 1976 as
a float house, this was the original home. It is also extremely cute,
with lots of wood trim and quaint charm. The cabin has one bedroom, a
kitchen, bathroom and loft area. It has power, water, phone, internet
and a single unit composting toilet. Tucked behind the house, it could
be used a a rental or perhaps it would be perfect for a noisy teenager!
Not included in the price but negotiable are all
the extras needed to make the property turn-key. Possibilities could
include the furniture (high quality wood furniture, bedroom and living) an
outfitted kitchen, freezers, microwaves, cabin furniture and so on.
Other possibilities: A 17ft Alumaweld skiff (1990) with a new shrimp puller
and a 70 hp Evinrude outboard with a jet unit and removable covered area; a
97 GeoTracker that we were told gets about 30 miles to the gallon; a new
Honda wood splitter, a wood hauler, a new gun safe, a chainsaw with extra
blades, 5-8 cords of firewood and a 42 inch flatscreen TV.
The house faces east approximately and there is lots of
room for gardens. There is more space for extra cabins on the
waterfront on the other side of the boat port that would be private from the
house. It may be possible to put in a dock at one end of the lot.
It is only a short drive to the ferry, and you can even see the ferry across
the wider bay when standing near the boat port. Hollis is a quiet area
with a small school, a library, church, post office and a free dock. There
are no property taxes. A creek crosses one side of the property.
Wildlife abounds, and there is great sea asparagus and clamming right off
the beach!
This is a truly delightful property!
